Sold an apartment?A mas shevach refund is often due too

Mas shevach (מס שבח), the capital gains tax on real estate, is calculated on the profit from selling a property, minus the expenses you had on it. Many sellers do not claim all the expenses they are allowed to deduct, and pay more tax than they should.

Betterment levyA levy (היטל השבחה) paid to the local planning committee can be deducted under section 39, and it is one of the largest amounts people forget.
Renovations and improvementsWork that improved the property, when you have receipts. An old renovation counts too.
Lawyer's feesOn both the purchase and the sale, plus appraiser and surveyor fees.
Brokerage feesThe real estate agent's commission on the purchase and the sale, per the receipts.
Purchase tax and mortgage interestThe purchase tax you paid when buying, and real interest on the mortgage.
Exemption or linear calculationA qualifying residential apartment exemption, or a favorable linear calculation for apartments bought before 2014.

Mind the time window: a request to amend a mas shevach assessment is filed under section 85 of the Real Estate Taxation Law, and it can be filed up to four years from the day the assessment was made. That is a shorter window than the six years for tax refunds on salary, so it is worth checking early.

Everything people ask us about tax refunds

Who is eligible for an income tax refund in Israel?

Any salaried employee who paid more tax over the last six years than they owed. It happens much more often than people think: a job change, months of unemployment, part-time work, giving birth, studies, donations and private pension deposits. Tax is deducted from your payslip on the assumption of a fixed annual income, and any deviation from it usually creates an overpayment.

How many years back can I claim a refund?

Up to 6 years from the end of the tax year. In 2026 you can file claims for the tax years 2020 to 2025. Eligibility for 2020 expires at the end of 2026 and cannot be claimed after that, even if you are owed thousands of shekels.

Which documents do I need?

Almost none. After the eligibility check you will be asked to digitally sign a power of attorney for a representative (Form 2279), and once it is registered we pull Form 106 from all your employers, the deduction data and the National Insurance statements directly from the Israel Tax Authority's systems. From you we only need a bank account confirmation to receive the money and, in some cases, receipts that are not reported to the Tax Authority, such as donations or a degree completion certificate.

How much does it cost?

The check on the site is completely free and commits you to nothing, with no file opening fee and no upfront payment. Our fee is 20% of the refund, VAT included, and it is paid only after the refund has reached your bank account. If in the end no refund is received, you pay nothing. The breakdown is also shown in writing before you sign the power of attorney, so there are no surprises later.

How long until I get the money?

Once the claim is filed with the Israel Tax Authority, the refund is transferred directly to your bank account, usually within a few weeks to a few months. The refund is paid with linkage differentials and interest from the end of the tax year it relates to.

What is the power of attorney I am signing?

It is the Israel Tax Authority's Form 2279, which registers us as your representatives. It lets us view your tax data and file a refund claim on your behalf, and it does not let us touch your money: the refund always goes directly from the Israel Tax Authority to your bank account. You can cancel the power of attorney at any time with the Israel Tax Authority.

Can the check leave me owing tax?

Our initial check is based on the details you provide and is not reported to anyone. It is worth knowing that in some cases a full calculation with the Israel Tax Authority may show a debt instead of a refund, which is why we go over the full picture with you before any claim is filed.
